Westfield Hamburg-Uberseequartier is a mixed-use development undertaken by commercial real estate company Unibail-Rodamco-Westfield (URW) in HafenCity in Hamburg, Germany. It has the highest built density within HafenCity, which is the largest inner-city development being undertaken in Europe.

URW invested €2.44bn ($2.67bn) in the project, which spans 419,000³¾Â² (4.3 million square feet) and comprises 13 buildings including office towers, retail units, hotels and entertainment facilities.

Opened in April 2025, the development offers a lively urban quarter, combining a range of architectural influences with forward-thinking design and sustainability-led approaches.

The project has secured several accolades such as the Iconic Award 2023 Best of Best, the German Design Award 2024 and the International Property Award 2021 for Best Mixed Use in Europe.

Location

The Westfield Hamburg-Uberseequartier development is located within the HafenCity urban development project spanning approximately 150 hectares (370 acres) in Hamburg.

The site is bordered by the Elbe River and canal channels, and bisected by U-Bahn Line 4’s Uberseequartier station.

The central location of the development makes it accessible through public transport, motorways, link roads and other forms of transport.

HafenCity master plan details

The €13bn HafenCity project will expand the Hamburg City area by 40% and create 7,500 residences. It also includes workspaces, culture and leisure spaces, restaurants, retail units, and parks and promenades.

Construction on the project commenced in 2000 and is due to be fully completed by 2030.

Westfield Hamburg-Uberseequartier project details

The Westfield Hamburg-Uberseequartier is envisioned as the focal point of HafenCity. It is designed to seamlessly blend residential and work areas with cultural and leisure amenities.

The development features 48,000m² of office space with 4,000 workstations divided among three towers: Luv & Lee, the Yard and Skysegel (Skysail).

In addition, 579 residential units spanning 55,000m², three hotels offering 830 rooms operated by Accor and a 10,000m² cruise terminal were developed.

The residential units include the luxury Eleven Decks tower, consisting of 306 terraced flats and a green inner courtyard, as well as the Lyte with 83 apartments and three penthouses on 16 floors.

The development includes 170 retail, dining and entertainment outlets within an 80,500m² shopping area spanning three floors, along with 2,500 car parking and 3,500 bicycle spaces.

It also features a ten-screen Kinopolis HafenCity multiplex cinema with up to 2,200 seats, as well as bars, cafes, and health and wellness centres.

Furthermore, the development includes 21,000m² of area dedicated to more than 40 food and dining concepts that are divided into four themed areas: the Waterfront, the Neighbourhood, the Kitchen and Coffee & Deli.

Design details

The Westfield Hamburg-Uberseequartier mixed-use project integrates 13 individual buildings into a single unit across an area of 67,000m2.

The Yard, one of the main retail and office buildings, was inspired by the Doge’s Palace in Venice. The two Luv & Lee towers feature 19,656m2 of space on 13 floors. The Sky restaurant and bar atop Lee’s tower affords 360° views across the city and the Elbe.

The 73m-high, 216-storey Skysegel building offers space for 1,650 workstations.

The design of the office buildings features a combination of atmosphere and functionality, with constraint-free floorplates, open landings, inner staircases, double-height lobbies, wooden floors and a fully glazed facade to provide ample daylight.

The retail space includes a variety of shopping landscapes and concepts, housing flagship stores of brands such as Breuninger, Inditex, H&M, Intersport Knudsen and C&A.

The multiplex cinema’s interior design draws inspiration from Hamburg’s port city heritage, incorporating elements related to water, maritime materials and the industrial aesthetic. It showcases a range of design and lighting concepts, each reflecting themes of the underwater world.

A unique feature of the development is a metal and glass roof in a distinct geometric form that provides a transparent roof over large sections of the quarter, linking the surrounding buildings with each other. The roof consists of up to 8,600 parts resting on 34 columns.

The 1,700 Port des Lumières, an art centre, offers visitors a unique digital art experience.

Sustainability features

Westfield Hamburg-Uberseequartier supports eco-friendly transport solutions such as electric vehicle platforms and intelligent traffic management systems, in line with URW’s Better Places 2030 sustainability initiative.

The buildings are certified with the international Building Research Establishment Environmental Assessment Methodology Excellent standard, while the office buildings achieved the Deutsche Gesellschaft fur Nachhaltiges Bauen Gold Standard. One office building received a Leadership in Energy and Environmental Design certification.

Approximately 90% of the cement used is low in CO2, saving around 23,800t of CO2. Additionally, the sealing of approximately 8,000m2 of natural and agricultural land was avoided through inner-city densification.

Contractors involved

HPP Architekten, an architecture practice based in Germany, was commissioned in 2015 to devise the master plan for the project. Its international division, HPP International, supervised the collaboration among the project’s architects and specialised planners, ensuring adherence to local building codes and regulations.

Other architects and planners involved in the project include ATP Asymetria (previously IMB Asymetria), BB+GG arquitectes, Boge Lindner K2 Architekten, Carsten Roth Architekt and Chapman Taylor.

Engineering company Werner Sobek was tasked with the design, planning and structural engineering of the project’s metal and glass roofing system, while Roschmann Group served as the contractor.

GETEC, an energy service provider, developed a comprehensive energy network for the Westfield Hamburg-Uberseequartier.

WTM Engineers, an engineering company, oversaw the excavation process for the project.

Comprehensive building physics consulting was provided by Müller-BBM Building Solutions.

 

RINA Prime was responsible for the mechanical, electrical and plumbing (MEP) supervision and technical coordination, while Buro Happold provided MEP building services design.

 

Lithium Designers provided computational design, execution planning, automation of processes and 3D planning for the project. Drees & Sommer Advanced Building provided development and process consulting services.

 

Nord-Lock Group provided bolting/safety systems for Hamburg Uberseequartier’s unique roof system.

 

Hoba Steel supplied its SPIN® Bronze stainless steel floor tiles, and KONE delivered elevators and escalators for the Hamburg Uberseequartier project.

 

Designa Digital Solution, Cornelius UK, Q4GLASS, Beth Galí arquitectes and Kuraray are some of the other contractors involved in the project.
